Look for G Star hotel.
Sedona also has a SPA. You can negotiate there.
Below Sedona is a club to "pick up".

it's near City Mart in Wai Za Yan Tar road, just take few steps of walk from City Mart's car park
you will see a white squarish signboard with Chinese name 东方水都, just right there is a Brazilian BBQ restaurant.

Good spa for the price, more than hj:
1) 3rd floor excel
2) 4th floor excel
3) vintage yacht

HJ only places (99% of the time):
1) Yangon hotel
2) Shwegonedaing hotel
3) Hotel Parami
4) G Star (I know others have said differently)

I know Pioneer, BME, Pyrite?, Emporer, Park Royal but I'm thinking there have got to be other places now that there are many foreigners.

I know Fuse, but not good for hunting.

Park Royal has been good to me. 1 lakh will get some nice action.

2) As far as I know, Sedona's spa was room service only since they renovated. Has that changed?

DJ Bar will be rebranded as Cele Bar. Not sure the owner has changed or not. Coming April 6 will be their opening ceremony.

I've been to 3rd floor Excel(Nawarat), rooms are generally run-down I'd say. Is 4th floor even nicer ?

Front desk of Inya Lake Hotel said it will be reopened @ 6 Apr. but this needs to be verified.

The 4th floor of Excel tower is just as run down, but for the price 17-18,000 kyat you can't beat it.
