Actually to each his own cos everyone will have their own thoughts & analysis as to when & where to buy sometimes I see some even arguing until like life & death situations on forums with each claiming too be very knowledgeable but they only regurgitate what they have read from others whom they perceived to be knowledgeable which those other people also actually read from others....ETC & the vicious cycle goes on.....

There are a lot of things that I should have taken the risks/plunge years ago and I chickened out due to uncertainties & differing opinions & I have regretted some of them until today

In simple words take calculated risks if you can afford the money as long as those are additional funds you can afford to spend (not borrow or clear out your savings) and/or if you are buying for somebody else (which please don't as it undermines relationship esp if it is a Viet spouse)

I been living here 12yrs and i still refuse to buy here when i can get 10k a month passive income and a avg 12% ROI on my domestic investments



Interesting & practical analogy the thing that still irks me is still the 50 years thingy as it is downright short even thou I will not live that long but it means it will depreciate much faster than you expect ....

Hope you understand can extend another 50 yrs but not sure how this works becos we all still learning....

Anyway we are investors and reap profit we run...anyway if dun make still hv property in our name...

Currently very hot market and most launches sold out...we bought brand new launches and not built...so not old 1 yr old...no chance see pink book and may hv sold...

We intend to keep money here to spend...so no need to change etc...if opportunity arises we invest others...impressed that vnd stable past two years...

Definitely to each his own as you have done your own homework before & have deemed it worthwhile so as Nike says, just do it......

With regards to the potential lease extension thingy, as long as it is not in black & white all valuations of property will only take into account the remaining lease to value the property for resale so the same amount of depreciation based on 50 years will still applies moreover do not even need to think about the volatile property rules overseas as the Garment can flip-flop anytime so is still a no-no for me personally

agreed...to each his own...I just follow the ship and wind...maybe the opportunities are short and the market will run...hopefully by then we will make some millions and spend slowly...

Initially, I didn't trust too but witness a friend made from Vinhome Central Park condo 2 years ago...bought 3bil and sold 4.5bil upon collecting key...all in 1.5bil profit within 2 years...

anyway he bought more units now and we just follow...we pay slowly follow the developer payment schedule...on paper we make money...but market is irrational and gahmen flip flop worrisome...so anyway is risky investment but those who dare to risk stand to make big profits...

In the past we said the same thing about HK, Singapore and SZ property investment...so what happened ...

PS - read the forum with a pinch of salt and dun believe what you read since mostly are strangers...
